JTP believes that access to high-quality affordable housing and inclusive places is fundamental to social sustainability. Our work in affordable housing, including homes for rent, shared ownership and community-led development, aims to create mixed and balanced neighbourhoods where people of all backgrounds can thrive.
Affordable Housing
FAQs
Tenure-blind design means that affordable and market homes are indistinguishable in their quality, character and street presence. Tenure integration is fundamental to creating cohesive, mixed communities.
JTP designs all affordable housing to be tenure-blind as a matter of principle. Our approach ensures affordable and market homes share the same street presence, quality of external space and architectural language. This approach is increasingly required by planning policy and is central to the social value that JTP’s affordable housing projects deliver.
Viability is the defining constraint on affordable housing delivery. The design decisions made at the earliest stages have the greatest impact on cost. Getting these decisions right from the outset is essential to protecting the project through planning and delivery.
JTP embeds cost discipline from day one. We simplify building forms, standardise construction details and design for reduced energy and operational costs. We work collaboratively with cost consultants throughout the design process to ensure the project remains within budget without compromising on the quality and legacy that residents and Registered Social Landlords require.
Delivering affordable housing successfully requires a thorough understanding of the funding environment, regulatory framework and long-term asset management requirements that Registered Social Landlords and local authorities work within.
JTP brings deep experience of working within the affordable housing sector – with Registered Social Landlords, local authorities, Homes England and joint venture partnerships between public and private sector clients. We act as a trusted design partner, aligning objectives across complex delivery structures and keeping the design process moving efficiently.
Community engagement is central delivering affordable housing. It is a genuine opportunity to design better places and build the trust that makes planning consent more achievable. JTP Engages is our dedicated community engagement and co-design process, embedded within our practice and developed over many years of working on affordable and social housing projects. We use a structured programme of events, workshops and digital engagement tools to capture a diverse range of voices. At Blackbird Leys, Oxford, with Oxford City Council and Peabody, JTP facilitated 15 Community Planning events featuring over 2,000 participants for the 100% affordable housing project.
JTP has an extensive portfolio of affordable and social housing across the UK, working with Registered Social Landlords, local authorities and Homes England.
