Restoring a site’s historic Victorian street pattern

Park East is a new, inclusive neighbourhood with a distinct character and identity that successfully integrates with its immediate neighbours and the wider communities of Erith and Slade Green. The masterplan seeks to re-establish Arthur Street and Boundary Street as routes positively fronted by dwellings and pockets of green space, biodiversity corridors and a central landscaped park.

The regeneration features 320 new high-quality homes, of which 80% are for affordable rent and shared ownership. Homes are offered in a variety of tenures for the community that maximises the delivery of affordable housing. JTP developed innovative duplex typologies that enabled streets to be activated by individual front doors to homes, emulating the Victorian street character and creating a regular rhythm along the street, and also providing natural surveillance.

Materials and detailing were carefully considered and allocated to where they would have the most impact across the neighbourhood to provide articulation and visual interest to façades.

The masterplan was developed through a collaborative process with the local authority, London Borough of Bexley and the client team of Orbit and Wates during the Charrette process, which JTP commenced when our team joined the project.

Park East won the RTPI Awards for Planning Excellence 2022 in the Excellence in Planning for Communities (large schemes of 50 or more).
