A new community supported by schools, neighbourhood centres, healthcare, local shops, business opportunities, sports facilities and public open spaces.

On Friday 6 January 2023, East Herts Council validated the hybrid planning application for Land North & East of Ware. The application reference is 3/22/2406/FUL. Please visit East Herts Council’s planning portal to view the application.

Ptarmigan Land is acting for the owners of the Land North & East of Ware, which has been allocated in the adopted East Herts District Plan (Policy WARE2) for a residential-led, mixed-use development of 1,000 homes, with a further 500 homes subject to suitable highways mitigation measures. Ptarmigan Land and JTP are keen to work closely with the local community to help bring forward the best possible development and facilitated a period of community engagement between 2019 and 2022.

Masterplan Framework Document

In May 2019, JTP facilitated a Community Planning Weekend to create a new vision for the site and provide direct input into the initial proposals. People took part in workshops and hands-on planning activities during the Community Planning Weekend process, and meetings were also held with local businesses, young people and community groups. The initial proposals were then presented at a Report Back Exhibition in July 2019. The feedback was used to shape the Masterplanning Framework Document (MFD), which was submitted to East Herts Council and approved on October 2019.

Hybrid Planning Application

An in-person exhibition was held at Ware Priory on Tuesday 30 November & Wednesday 1 December 2021. Over 400 people attended to talk with the design team and fill in the comments form available at the exhibition.

The exhibition was a chance to view and comment on the emerging proposals and comments received were assessed and shared with the design team as they worked up a hybrid planning application for Land North & East of Ware. This is an application that seeks outline planning permission for the residential, commercial, open space and community uses and full planning permission for the primary accesses and transport corridor through the development. The planning application was submitted to East Herts Council in summer 2022.
