Kettering North is allocated for employment and leisure development under Policy 36 of the adopted Joint Core Strategy.
As North Northamptonshire Council prepares a new Local Plan, Buccleuch Property is preparing an updated masterplan framework for the site allocation. The purpose of this work is to explore how the site could evolve in future and establish the principles that should guide development of the allocation. The masterplan framework will build upon the site’s existing role as a strategic employment location and explore how future development can best respond to local priorities and issues raised through the previous planning process.
Buccleuch Property has appointed JTP architects, masterplanners and placemakers to support the preparation of the masterplan framework. A key part of the process is understanding local priorities, concerns and aspirations before the framework is considered through the emerging Local Plan.
Importantly, this is not consultation on a planning application, and there are no immediate plans to submit one.
We are exploring how the site could evolve as a high-quality employment destination that responds positively to its landscape, environment and surrounding communities, whilst providing the opportunities for beneficial uses by different community groups.
The masterplan framework will be guided by the following core objectives:
- Supporting new jobs, skills and investment for Kettering and the wider North Northamptonshire area.
- Responding positively to the site’s landscape, heritage and ecological assets.
- Improving access, movement and connections across the site, including walking and cycling links.
- Identifying opportunities to deliver meaningful benefits and facilities for local communities.
- Creating a sustainable and attractive environment that supports long-term economic resilience and community wellbeing.
Stakeholder workshops
A series of workshops were held with local stakeholders on Tuesday 20 and Wednesday 21 October, to begin a conversation about the future of Kettering North and help shape the emerging masterplan framework. They aim to inform the next stage of the Local Plan process by exploring the issues, opportunities and priorities that matter to local stakeholders.
Participants had the opportunity to learn about the Local Plan process and the role of the framework, hear about key considerations affecting the site, share local knowledge and help identify guiding principles and potential community benefits.
You can view the workshop presentation at the bottom of the page.
Next steps
We are arranging further follow-up meetings and will then review and bring together what we have heard and arrange an online report-back in the coming weeks. The date is yet to be confirmed, and we will share further details in due course.
