On Friday 6 January 2023, East Herts Council validated the hybrid planning application for Land North & East of Ware. The application reference is 3/22/2406/FUL. Please visit East Herts Council's planning portal to view and comment on the application.

Background
Land North & East of Ware has been allocated in the adopted District Plan for a residential-led, mixed-use development of 1,000 homes, with a further 500 homes subject to suitable highways mitigation measures. Ptarmigan Land and JTP are keen to work closely with the local community to help shape the new proposals and contribute to the Masterplanning Framework Document (MFD) which can be seen here.

Land North & East of Ware Pre-application exhibition, November/December 2021
An in-person exhibition was held at Ware Priory on Tuesday 30 November & Wednesday 1 December 2021. Over 400 people attended to talk with the design team and fill in the comments form available at the exhibition. The exhibition was also available to view and comment online here.

The exhibition was a chance to view and comment on the emerging proposals and comments received were assessed and shared with the design team as they worked up a hybrid planning application. This is an application that seeks outline planning permission for the residential, commercial, open space and community uses and full planning permission for the primary accesses and transport corridor through the development. The planning application was submitted to East Herts Council in summer 2022.

Community Planning Process and MFD, May to October 2019

In May 2019 we facilitated a Community Planning process which provided direct input into the initial proposals. These were then presented at a Report Back Exhibition in July 2019. The feedback was used to shape the Masterplanning Framework Document (MFD), which was submitted to East Herts Council and approved on the 23 October 2019.
