Part of the wider regeneration of North Finchley, the planning application for the brownfield land proposes 98 new homes ranging from 1-bedroom to 3-bedroom apartments which will be complemented by carefully crafted and imaginatively designed public spaces and realm. To further support the local economy and nearby high street, the proposals also consist of 30,500 sqft of active, town centre uses, featuring a restaurant, bowling alley and cinema. These commercial spaces are aiming to achieve BREEAM Excellent.

An important and key feature of Lodge Lane will be the creation of a new public square, designed to be a vibrant gathering place for both residents and visitors. The square will provide a communal space for leisure, events, and social interaction, enhancing the sense of community. A strong emphasis will be placed on increasing biodiversity in the square and across the site with a targeted Urban Greening Factor score of 0.4 involving greening within the public realm and on roof terraces.

In a pivotal location for movement and access to public transport, Lodge Lane will provide positive pedestrian routes that link the new residential and mixed-use buildings to their surroundings, including Percy Road and the connection between the High Street through the new public realm to the Woodside Park tube station.

The character of archhitecture of North Finchley including features and colours have informed the residential and mixed-use buildings at Lodge Lane. Cream buff brickwork with white brick detailing, and metal cladding will add depth and richness to the buildings. Reflecting the heritage of existing curved, art-deco cinema buildings already found in North Finchley, curved elements and forms are expressed across Lodge Lane, including the important corner of the mixed-use building and the entrance to the bowling alley and cinema. The use of red brick also differentiates and highlights this key element.

The design team has worked closely with London Borough of Barnet to craft the proposals, as well as undertaking extensive engagement with the local community and other key stakeholders to shape the Vision.
