Working closely with Snug Architects since August 2021, Phase 3a will comprise a total of 193 dwellings alongside public green space for the community. A range of high-quality homes, ranging from one bedroom apartments through to spacious four bedroom family homes will offer a balanced and varied housing offer to meet local needs and demand. Up to 72 of the new homes are affordable in either affordable rent or intermediate tenures.

A variation of two storey homes and three storey townhouses and apartments will enclose children play areas, The Green and main streets to add variety and active frontages. Key marker buildings or clusters of dwellings will terminate vistas along the main bus route and act as wayfinder landmarks in the neighbourhood.

Within the approved Design Code, seven character areas have been identified and form the design principles for the existing Kings Barton masterplan. The character areas in Phase 3a predominately include ‘Suburban’, ‘Suburban Picturesque’ and ‘Rural Edge’ with some of the southern edge falling within ‘The Avenue’ character area.

Respecting the architecture and principles set out by the earlier phases, this third phase will feature several subtle elevation changes as a result of reviewing what has been successful and worked well in the phases to date. Further character will be established by using distinct brick detailing, variations in porch design, the introduction of a catslide roof details and dark grey vertical cladding to provide a richness and distinct appearance to dwellings. Streets will continue to be articulated with a silhouetted skyline with proposed gabled frontages to the façades and a consistent palette of materials. This will primarily feature red/orange brickwork which is visibly present in the local vernacular of surrounding neighbourhoods.

JTP has been involved with the new neighbourhood at Kings Barton since 2018 with our masterplan being granted outline planning permission in 2012. Following this approval, JTP created the Design Code which was prepared collaboratively with key stakeholders, including Winchester City Council and Hampshire County Council, and was approved in 2013, alongside a Reserved Matters Application for Phase 1 which is almost complete. Collaborating alongside Snug Architects, the team are also currently working on developing Phase 2 for the neighbourhood’s local centre
