The new building has been designed and organised to provide life and activity at the lower levels, repairing the fractured street scene that currently exists on Drayton Green Road and Hastings Road. As a result, generous student amenities are located on the lower floors to provide activity within and create visual interest for passing pedestrians. These include spaces for study, exercise, socialising and quiet with open and private study spaces, a gym, private dining rooms and lounges with connections to the outside.
Since the Covid-19 pandemic, JTP has carried out in-depth research with existing and former students. These have included surveys, workshops and online questionnaires which have informed the designs of several of our student schemes and helped to provide optimal student experience and living. Following this research, the value of external amenity space for health and wellbeing was highlighted as an important asset for students. The design team has therefore maximised the offer of external areas with the introduction of two outdoor spaces for students to enjoy, including a central courtyard garden and rooftop terrace.
Adjacent to the railway and integrating with the local context, the main entrance to the student accommodation sits to the north-west corner of the site and is set back from the road with a chamfered edge to address the station approach and create a welcoming entrance.
