A former Ministry of Defence barracks and depot in Guildford has been transformed into a mixed-use development of over 500 new homes.

The site is set within an area of typical post-war suburban housing that has grown up around the barracks with few local facilities and a deficit of public open space. The original site did not contain any buildings of quality, though it did provide a mature landscape with established woodland, which has been retained and enhanced as a key feature of the new neighbourhood. More than 1,000 trees have been preserved.

A variety of house types, from one bed flats to five bed detached houses, designed to be spacious and open plan, with balconies and roof terraces connect to the landscape. A new village green creates a central focus, within a network of pedestrian and cycle routes through green corridors connecting it to surrounding areas.

Building for Life, Judges' Evaluation

The development is supported by a new commercial square surrounded by 4,550 sq m of uses including a community centre, children’s nursery, health and fitness centre, supermarket and 25 small business units. The community is also served by sustainable transport initiatives, including a bus service running through the site, adoption of ‘homezone’ principles to give pedestrian priority and new footpaths to the local school.
