The site is located to the south-east of Moscow within the Leninsky District of the Moscow Region.
The location is in a strategic and accessible position, on the Kashirskoye highway connecting Domodedevo airport to the city, at the intersection with the proposed MKAD outer city orbital highway.
The two development sites, together measuring over 1200 ha, were formerly agricultural land containing protected historic sites, vistas to local landmarks and a protected state forest. The site is bounded by the Moscow River to the north, with potential development constrained by flood zones.
The area currently suffers from poor road and public transport connections, therefore a strategic approach was required regarding the relationship of the sites to each other and their connection to the surrounding area.
The sub-region of Moscow is an area undergoing huge change with many new, large-scale industrial, office, residential and mixed-use developments planned.
