The location is in a strategic and accessible position, on the Kashirskoye highway connecting Domodedevo airport to the city, at the intersection with the proposed MKAD outer city orbital highway.

The two development sites, together measuring over 1200 ha, were formerly agricultural land containing protected historic sites, vistas to local landmarks and a protected state forest. The site is bounded by the Moscow River to the north, with potential development constrained by flood zones.

The area currently suffers from poor road and public transport connections, therefore a strategic approach was required regarding the relationship of the sites to each other and their connection to the surrounding area.

The sub-region of Moscow is an area undergoing huge change with many new, large-scale industrial, office, residential and mixed-use developments planned.

Project Delivery

– An initial one-week charrette focussed on potential infrastructure improvements.

– Analysis of the site’s constraints and opportunities for strategic development frameworks included: highway and public transport connections; exploration of options for the route of the SBV city orbital; and examination of the relationship between the proposed development and the surrounding landscape and adjacent villages.

– A subsequent charrette produced a detailed Vision and illustrative masterplan for a large new town for over 100,000 people.

– The design is based on a series of sustainable principles to create a place with a high-quality of life including an accessible, mixed-use town centre connected to several neighbourhood centres incorporating schools, shops and community buildings.

– A masterplan that includes a variety of building typologies and character areas defined by a series of gateways and a clear hierarchy of streets and spaces.
