Milestone for The Waterside, Wembley as the project receives resolution to grant planning permission

Working collaboratively with our client, Regal London, landscape architects, BMD, AND London (formerly Andrew Sissons Consulting), with planning consultants DT9, townscape advisor, Montagu Evans and Iceni, JTP is pleased to celebrate the planning approval by London Borough of Brent for the creation of a new mixed-use neighbourhood on Fulton Road, Wembley.

Formerly the headquarters of Euro Car Parts, Fulton Road will deliver a highly sustainable, mixed-use community of 759 new dwellings, 35% of which will be affordable, and range from studios to three bedroom apartments. The homes will be arranged over five tenure blind buildings and be supplemented by over 33,000 sq ft of flexible industrial and commercial space, including retail and leisure uses, as well as new employment floorspace with workspaces of varying sizes to provide businesses with flexibility and adaptability, developed with AND London.

A wildlife corridor will be created along the Wealdstone Brook which is a locally recognised asset and designated Site of Importance for Nature Conservation to provide a new oasis in the heart of Wembley. Currently a hidden and closed-off waterway, the designs will enhance the brook edge to improve the site’s biodiversity net gain with 2,037 m2 of new public planting and 51 new trees to establish a new green route and public space.

At ground level, movement will be encouraged to the water with an open arcade, brightly coloured glazed bricks and an angled façade promoting views and drawing visitors towards this new landscape. Over 40,000 sq ft of public realm improvements are envisioned at ground floor level which has been carefully curated with a combination of uses to encourage people to positively engage with their surrounding spaces to establish a lively area that nurtures activity and interaction.

The high-quality architecture is inspired by its industrial context with five robust brick buildings articulated with three different brick tones and crittall-style windows creating a distinctive street scene.

JTP was also delighted that the London Borough of Brent Design Officer considered Fulton Road as an ‘exemplar scheme for the borough’, which is a real testament to the huge efforts of our incredible team.
