Located between Falmouth and the neighbouring town of Penryn, the new 13-hectare masterplan contributes to the vision for growth set out in the Cornwall Local Plan with new homes, a local centre supporting a mix of existing retail and community uses and enhanced green space, including green corridors to connect dwellings with play areas and informal parkland. Close to Penryn River harbour, the new community will connect to the water frontage with new public footpaths and cycling routes.

Falmouth is one of a number of successful JTP projects within Cornwall. The Workshed Phase 1 of Liskeard Cattle Market’s regeneration celebrated its opening in 2023 and is already a huge success story with businesses “singing the praises of Workshed space” at a recent BBQ to commemorate a year since the building opened its doors. The transformation of the former cattle market The Workshed, now plays host to a digital and creative industries co-working community, with an adjacent covered public canopy space dedicated to markets and events. A busy events schedule sees the event space utilised by the community throughout the year including winter festivities at Liskeard Lights Up, Prime Stock Show and a monthly local produce market which has become a spotlight feature in the calendar. Community engagement was central to the planning and co-design process for the cattle market with local businesses, residents and groups at the heart of the proposals for the regeneration of this town centre site.

The Workshed’s Manager Darren Sturrock says he views the development as one of Liskeard’s big success stories. “The barbecue was testament to it – we started out as about three people on the first day and there must have been about 70 people there this week who all use the Workshed.”

Elsewhere in Cornwall, JTP has assisted Cornwall Council in the production of a town-wide Vision for Bodmin using our Charrette process to co-create a Vision with the local community to deliver the long-term ambitions identified in the local plan. Workshops across two days generated ideas from a wide array of participants including students from Callywith College and Bodmin College to help reimagine the town centre with a more attractive offer of shops, cafés, community and business uses all set within greener streets and spaces.

In the last few years, JTP has also had the opportunity to discover and pursue work in St Austell, nestled on Cornwall’s south coast. Collaborating with Arcadis, initiatives have included exploring opportunities for the town, including the town centre, and subsequently leading a process with stakeholders to draw up a Vision and Planning Statement for the regeneration of the former Cornwall Council offices site along Penwinnick Road site. Another masterplanning process has led to the development of a concept masterplan for St Lawrence adopted by Cornwall Council in 2023, to provide a clear, coherent vision and guide for future planning applications on the site which is allocated for over 700 homes.

Projects like Falmouth, The Workshed in Liskeard, and the town-wide visions for Bodmin and St Austell are helping to shape a more vibrant, connected, and sustainable future for Cornwall. With the Vision and ambition underpinned by a community-led co-design process, our portfolio is actively contributing to Cornwall’s growth story and setting a standard for future developments in the south-west region.
