Proposals will deliver an entirely reimagined heart of Maidenhead, replacing the outdated shopping centre with a lively, mixed-use neighbourhood. The masterplan introduces new streets, squares, and public spaces crafted to encourage movement and discovery throughout the town centre. At its core, the development will provide 755 new homes, 101 senior living residences, 1.65 acres of public open space, over 120,000 sqft of workspace, and more than 55 shops, restaurants, cafés, and bars, supporting both daytime vitality and a flourishing evening economy.
A pedestrian-first strategy sits at the heart of the design, enabling a greener, healthier town centre environment. The Nicholson Quarter represents one of Maidenhead’s most sustainable consented schemes, incorporating extensive cycle routes, electric vehicle charging infrastructure, and a significant tree-planting programme that will deliver substantial biodiversity net gain.
The new neighbourhood will reinstate a more traditional urban grain, restoring historic street patterns lost during the original shopping centre development. High-quality, contemporary buildings will frame generous new public realm, including the centrepiece Sir Nicholas Winton Square – named by local residents and envisioned as a welcoming civic space connected by a network of varied pedestrian routes.
Architectural inspiration has been drawn from key heritage buildings along the High Street, ensuring the development feels rooted in Maidenhead’s character. Red and buff brick tones and a considered material palette reference the town’s former Nicholson Brewery, while the iconic Sounding Arch – celebrated for its elegant, rhythmic arches – has informed aspects of the project’s architectural language.
