A key catalyst for wider regeneration, the proposals feature 98 apartments, offering a variety of 1, 2, and 3 bedroom homes, along with approximately, 30,500 sqft of commercial space – intended to create a lively and active destination for North Finchley.

At the heart of the scheme is a new public square, accessed off the High Road, envisioned as a community focal point for relaxation, events, and social gatherings. To further support the local economy and nearby high street, the commercial uses will feature a restaurant, a 16-lane bowling alley and a 4-screen cinema, all helping to contribute to the delivery of active, well-used town centre. These commercial spaces are aiming to achieve BREEAM Excellent.

Landscape improvements are also proposed along Lodge Lane and Albert Street, featuring planting that will enhance biodiversity and contribute to a more inviting environment with a targeted Urban Greening Factor score of 0.4. In a pivotal location for movement and access to public transport, the development will also provide 80 public parking spaces on the ground floor, while adopting a car-free approach for residents to promote sustainable urban living.

Studies of the architectural features, colours and designs within North Finchley have guided the residential and mixed-use buildings at Lodge Lane. Cream buff brickwork with white brick detailing, and metal cladding will add depth and richness to the buildings. Reflecting the heritage of historic art-deco cinema buildings in North Finchley, curved elements and vertical windows are incorporated within the important corner of the mixed-use building, which forms the entrance to the bowling alley and cinema. The use of red brick also differentiates and highlights this key element.

The design team has worked closely with London Borough of Barnet to shape the proposals, as well as undertaking extensive engagement with the local community and other key stakeholders to shape the Vision.
