JTP developed a Masterplan for the scheme which is the largest new development on Wealden District.
Initial proposals for the site were displayed at a public exhibition in February 2014 and community feedback has been very useful in shaping the Masterplan. Outline Planning Consent was subsequently granted in June 2015.
Consultation with local people influenced the decision to include a community hub with potential for a local shop, meeting space and managed work space focused around existing farm buildings. A pub is also proposed.
The Masterplan incorporates many existing natural features including woodland, hedgerows, ponds and streams to create an attractive setting for the new homes and maintain biodiversity. Play areas set within the greenspace network close to homes are designed to make the area particularly attractive to families. A Sustainable Urban Drainage System (SUDS) with a series of landscaped ponds is also an integral part of the concept.
A detailed design for 72 acres of ‘Suitable Alternative Natural Green Space’ (SANGS) forms part of the application in order to mitigate the impact on Ashdown Forest by providing a local alternative for informal recreation.
