Resolution to grant for Green Lane Orchard, Norwich

Broadland District Council has granted outline planning permission for Green Lane Orchard under Delegated Office Powers. The neighbourhood is a sustainable extension to Norwich on a 40-acre site located to the north-east of the city. 

The site forms part of a comprehensively planned expansion in the adopted Norwich Growth Triangle Area Action Plan.

Working with strategic land specialist and long-term client Landform Estates Limited, JTP developed proposals for a new neighbourhood of 283 homes in a range of tenures, including 11 self-build plots, as well as a two-form entry primary school, community uses and a rich network of new public open spaces and landscaped routes.

The masterplan was shaped by the existing orchard and a network of trees and hedgerows which have defined green spaces and routes into and through the site. The community green forms the focal point and heart of the new community: reinforcing links to the surrounding countryside, integrating and restoring the existing orchard, and providing a social space for sports activities, play areas and leisure.

The school is positioned overlooking the community green, helping to activate the space, and homes are arranged to maximise views onto the open space, providing natural surveillance throughout a richly permeable, landscape-led new neighbourhood.
