New Neighbourhoods at Saltcoats and Fenton Given Planning Approval

Masterplanner and architect JTP’s proposals for two new neighbourhoods in the East Lothian village of Gullane, for CALA Homes, have been approved by East Lothian Council following positive verdicts at the recent planning committee.

JTP’s Edinburgh studio has drawn up plans for 150 homes at Saltcoats Field, on a 13.5ha site on the south eastern edge of Gullane, and a further 38 homes will be delivered at Fenton Gait, a 3.7ha site on the  eastern edge of the town.

The green light comes shortly after approval was granted for a third JTP-designed neighbourhood, also for CALA Homes, at the site of Gullane’s former Fire Service Training College, which is being sensitively restored and augmented to provide 125 new homes for the area.

The proposals for Saltcoats Field and Fenton Gait establish clear and positive new southern and eastern edges to Gullane, reflecting the local street patterns and providing an attractive new landscaped approach to the town, redressing the balance between open edges and back garden boundaries with outward facing street elevations.

Existing pockets of open space are connected to new amenity spaces, along clear desire lines featuring new protected pedestrian and cycle routes to the existing school and village centre, while structural landscaping and open green spaces – incorporating wet and dry Suds features – soften the interface between town and country.

JTP is now working on the detailed planning application for Saltcoats Field, and is producing the working drawings for Fenton Gait and the Fire College, the latter of which has commenced work on site.
