JTP wins approval for first phase of Knowle Park, Cranleigh

JTP’s proposals for the first phase of Knowle Park, Cranleigh have been approved by Waverley Borough Council, for residential property group A2Dominion.

The Knowle Park site is located to the south-west of Cranleigh, and covers a total of 38 hectares.

Outline planning permission was granted in 2017 for 265 homes on the site. The approved first phase comprises 67 homes, made up of three to five bedroom houses and one and two bedroom apartments, in a variety of sizes and tenures including affordable homes across the neighbourhood to support a socially sustainable community.

JTP and A2Dominion’s vision will deliver a unique place that is part of Cranleigh and part of the landscape. The buildings are designed to respond sensitively to their surroundings, forming a new edge to the village. They reflect the rich local character, with contemporary interpretations of architectural forms and features evident in Cranleigh including barns, bays and balconies.

The result is a high quality neighbourhood which sits appropriately within its surroundings and provides an opportunity to create a new rural community, while reinforcing a distinct sense of Cranleigh.

A linear park forms the main open space, and meanders through the new neighbourhood, providing a landscaped corridor connecting the site to the Country Park along the eastern edge via footpaths and cycle routes. The homes face onto the park to reinforce the connection to the countryside.

A rural edge along the south of the site responds to the nature of the existing countryside and embeds the neighbourhood within, comprising lower density buildings and a softer palette of materials.

Phases 2 and 3 of the new neighbourhood will be submitted for planning in 2019.
