JTP Receives Planning Approval for Neighbourhood at Wymondham

JTP has received Outline Planning Approval for a new settlement extension at Wymondham, a historic market town in South Norfolk.

The site sits within a conservation area and is bounded by Wymondham railway station to the south and the River Tiffey to the north, with surrounding green open spaces including Cemetery Park and Wymondham town centre further to the north, providing a variety of characters to draw upon in the responding proposals.

The new neighbourhood will reconnect Wymondham town centre to the railway station. It celebrates the rich heritage of the context by preserving key views towards the River Tiffey and the listed buildings adjacent to the railway station, and by creating a welcoming, permeable community with pedestrian and cycle routes leading through.

The 61 homes, 35% of which are affordable, are arranged in discreet clusters to create a seamless extension to the existing surrounding neighbourhood, and will use simple, contemporary architectural language to highlight the natural beauty of the area.

The homes are set within three distinct character areas driven by their respective individual contexts; Station Avenue creates a sense of arrival from the railway station to the South through high quality landscaping and framed views to the listed buildings and the River Tiffey;
Station Green provides a breathing space with a range of informal play spaces for children, and Tiffey Mews creates a soft green edge with an ecological corridor along the River Tiffey.

JTP held several discussions with key stakeholders, including the planning and design officers and Norfolk County Council’s Highways, and evolved the design in response to the comments received. A public exhibition was held to obtain feedback from local residents, which helped to define the placemaking principles employed.
