First phase of Grove Farm receives planning approval

The first phase of JTP's new neighbourhood at Grove Farm, to the west of Fleet, Hampshire, has received Reserved Matters planning approval from Hart District Council.

Designed for Berkeley Homes, the proposals for Phase 1 occupy part of the southern half of the 35ha masterplan, which is bisected by Hitches Lane. 

The first phase will deliver two main access points to the neighbourhood, as well as the opportunity to create a sense of arrival for the whole site.

172 homes are provided in a broad range of types and sizes, from one-bed apartments to four-bed family homes, with affordable housing distributed amongst the types and across the site.

The design of the first phase builds on the principles established in the outline masterplan, which seeks to retain existing woodland to strengthen the green infrastructure; create green corridors that connect to the site’s surrounding context, and provide a legible and permeable road network to promote movement by foot and bicycle as well as routes for road users.

These design principles will be continued through the delivery of the first phase, to create a cohesive neighbourhood that will evolve over time as a unique place.
