Design Code and Phase 1 of Barton Farm Submitted

JTP and CALA Homes (South) have submitted a Design Code and the Reserved Matters for the first phase of Barton Farm to Winchester City Council. This phase includes delivery of 425 dwellings and associated infrastructure.

JTP's masterplan for Barton Farm was granted outline planning permission in October 2012. Condition 3 of the planning permission required the submission and approval of a design code. This forms the basis of the current submission. A collaborative approach was adopted by CALA Homes and the design team, providing the local community and stakeholders with the opportunity to give feedback and shape the Design Code and design proposals for the first phase. This was presented and consulted with the Barton Farm Forum, set up by Winchester City Council and the South East Regional Design Panel. Workshops with the local architects group were extremely productive.

The Design Code is supported by a Regulatory Plan. The level of prescription and detail set out in the Code is to ensure the high standards of design and detailing and is the key tool in the delivery of Barton Farm.

The Reserved Matters for the first phase is developed in accordance with the Design Code. Built in two sub phases along the north and south (pictured) of the proposed Avenue, this is designed to grow as an organic extension. Simple and repetitive building form, silhouette, consistent palette of building materials and details inspired by the local vernacular create a distinctive character.

Barton Farm will be the new 21st century sustainable suburb of Winchester, Hampshire. Over the next decade, it will provide 2000 new homes along with retail, community uses, social and recreational infrastructure.
