Cleve Park, Thornbury Pre-Submission Exhibition

The Thornbury community was invited to an exhibition of the proposals prior to the submission of an Outline Planning Application. Team members were on hand to answer questions and comment forms were also available.

Background

In order to meet local housing need, South Gloucestershire Council needs to identify more sites in sustainable locations which can be developed for housing and Cleve Park can accommodate some of this growth. Welbeck Strategic and Landform Estates are promoting the site and appointed JTP as masterplanners and to work with the local community to develop a Vision for the new neighbourhood and its relationship with Thornbury.

Welbeck Strategic and Landform Estates are preparing an Outline Planning Application (OPA) for the site. The proposed neighbourhood will provide around 350 homes, including self-build plots, plus a care home with up to 70 spaces. There are also opportunities to provide significant open spaces and community uses, enhance biodiversity between the areas of woodland, and invest in the local infrastructure.

The OPA will seek approval for the principle of development on the site and distribution of uses. Once submitted, the OPA will be determined by South Gloucestershire Council following a formal period of public consultation carried out by the Council. The OPA submission will include detailed technical reports and assessments including transport proposals and supporting information relating to design.
